The underlying site consists of previously underutilized industrial land that required repositioning for contemporary urban functions. The location itself occupies a historically layered neighborhood that contains preserved architectural elements dating to the 19th century, alongside constructed examples representing the Soviet era building traditions, interspersed with newer contemporary structures that reflect more recent development phases.

As articulated by the design team, this architectural installation comprises individual lightweight metal plates measuring 10 by 10 centimeters in dimension, which are engineered to respond to wind dynamics and generate movement patterns activated by natural air currents. These motion-responsive metal components are seamlessly integrated with an embedded LED screen technology, which functions in conjunction with the kinetic plate system to produce dynamic visual effects and atmospheric lighting displays that adapt throughout different times of day and weather conditions. The public circulation areas distributed throughout the development are sheltered by a light-transmitting glazed roof structure that provides weather protection against rainfall and snow accumulation, simultaneously allowing natural daylight penetration into the spaces below.

While maintaining full respect for the existing height limitations and density constraints that characterize the city centre, our design team developed a contemporary mixed-use development with a principal focus on enhancing and prioritizing the public realm.
